The Rent Book Regulations (Northern Ireland) 2007

The Department for Social Development makes the following Regulations, in exercise of the powers conferred on it by Articles 5(2)(b) and 72(1) of The Private Tenancies (Northern Ireland) Order 20061:

Citation, commencement and interpretation1

These Regulations may be cited as The Rent Book Regulations (Northern Ireland) 2007 and shall come into operation on 1st April 2007.

In these Regulations—

  • “capital value” has the meaning assigned to it in Article 4 of and Schedule 2 to the Rates (Capital Values, etc.) (Northern Ireland) Order 20062;

  • the Order” means The Private Tenancies (Northern Ireland) Order 2006;

  • “rent book” means a rent book referred to in Article 5(1) of the Order.

Particulars and information to be contained in rent books2

A rent book shall contain the following particulars and information:—

i

the address of the dwelling-house;

ii

the name of the tenant;

iii

the name, address and telephone number of the landlord;

iv

the name, address and telephone number of the landlord’s agent (if any);

v

the rent payable and the period covered by each payment;

vi

the capital value of the dwelling-house;

vii

the amount of the rates payable in respect of the dwelling-house;

viii

the amount of any rates included in the rent or payable by the tenant in addition to rent, and the period covered by each payment;

ix

the amount and description of any other payment which the tenant is required to make in addition to rent and rates (for example, in respect of heating);

x

the tenancy commencement date.

Article 5(1) of The Private Tenancies (Northern Ireland) Order 2006 requires the landlord of a private tenancy to provide the tenant with a rent book. Article 5(2) provides for a rent book to contain such particulars and information as may be prescribed.

Regulation 1 relates to citation, commencement and interpretation.

Regulation 2 sets out the particulars and information to be contained in a rent book.
