Regulation 12

[F1SCHEDULE 6SBUILDING STANDARDS APPLICABLE TO CONVERSIONS

1.  Every conversion, to which these regulations apply, shall meet the requirements of the following standards in Schedule 5:S

(a)standards 2.1, 2.3, 2.5, 2.9, 2.10, 2.11, 2.13, 2.14, 2.15 in section 2, fire;

(b)standards 3.5, 3.6, 3.7, 3.8, 3.9, 3.11, 3.12, 3.13, 3.14, 3.17, 3.18, 3.20, 3.21, 3.22, 3.23, 3.24, 3.25, 3.26 [F2, 3.27] in section 3, environment;

(c)standards 4.5, 4.6, 4.7, 4.9, 4.11, 4.12 [F3, 4.13] in section 4, safety

(d)[F4standards 5.1 and 5.2] in section 5, noise; and

(e)standards 6.7, 6.8, 6.10 in section 6, energy.

2.  Every conversion, to which these regulations apply, shall meet the requirements of the following standards in schedule 5 in so far as is reasonably practicable, and in no case be worse than before the conversion:S

(a)the standards in section 1, structure;

(b)standards 2.2, 2.4, 2.6, 2.7, 2.8, 2.12 in section 2, fire;

(c)standards 3.1, 3.2, 3.3, 3.4, 3.10, 3.15, 3.16, 3.19 [F5, 3.28] in section 3, environment;

(d)standards 4.1, 4.2, 4.3, 4.4, 4.8, 4.10 [F6, 4.14] in section 4, safety; and

(e)standards 6.2, 6.3, 6.4, 6.5, 6.6 in section 6 energy.]

[F72A.  Every conversion, to which these regulations apply, which—S

(a)alters the number dwellings, or the number of building units, in the building,

(b)changes the occupation or use of—

(i)a residential building to any other type of building, or

(ii)a building so that it becomes a residential building,

must meet the requirements of standard 7.2 (electric vehicle charging) in section 7, sustainability, of schedule 5.

Interpretation

In this paragraph “building unit” means a part of a building which is designed or altered to be used separately.]

[F82B.  Every conversion, to which these regulations apply, must meet the requirements of standard 6.11 (heating and hot water – direct emission heating system) in section 6, energy, of schedule 5 but conversion of a pre-2024 building must meet those requirements only—S

(a)if the conversion involves a change in occupation or use of the part of the building in which an existing direct emission heating system is located, and

(b)in so far as it is reasonably practicable to do so.]
